What does a VA appraisal do?
After you have a signed purchase contract, the lender orders an appraisal from a VA-approved appraiser. The appraiser provides an opinion of value and checks whether the home appears to meet the VA’s minimum property requirements.
The appraisal supports the lending decision. It is not a promise that the home has no defects, and the buyer does not select the VA appraiser.
What does a home inspection do?
A home inspection is a separate, more detailed review that you arrange. An inspector may examine major systems and visible conditions so you can better understand the home before closing.
The inspection is for your education and protection. Your purchase contract and inspection period control what choices may be available if concerns are found, so discuss deadlines with your real estate agent.
Why buyers often choose both
The appraisal answers questions for the loan, while the inspection helps answer questions for you. One cannot replace the other.
